Benefits to Refinancing with a VA Streamline Refinance Loan

VA homeowners seeking to lower monthly mortgage payments and/or looking to switch from an unstable variable interest rate mortgage should benefit from refinancing with the VA streamline refinance program.

The VA streamline refinance program or IRRRL (Interest Rate Reduction Refinancing Loan) is available to current VA loan mortgage holders who are active duty military, veterans, reservists or surviving spouses.

Since interest rates have lowered, now is the perfect time to begin refinancing; and even with less than perfect credit, and no available cash for closing costs, your still eligible!  This is the difference between the VA streamline refinance and conventional mortgage programs; perfect credit is not needed in order to qualify. One can still qualify for a VA streamline refinance loan even with poor credit, if the previous 12 payments of the current VA loan have been made on time.

Because the VA streamline refinance loan is strictly for paying off existing FHA or VA loans, generally you will not receive cash back upon closing, but there are exceptions. If there is an escrow on the existing VA loan, a refund of this balance can be received. Also VA streamline loans allow a reimbursement for cost of qualified energy efficient improvements made to the home within 90 days following the closing of the new loan.

Additional qualifications for a VA Streamline refinance loan will require providing your certificate of eligibility.  No investment properties are allowed for this refinance program. The veteran or surviving spouse must still own the property and certify this is their primary residence.

A VA streamline refinance mortgage can be approved without an appraisal if the loan meets certain conditions. The new VA loan must be lower than the original mortgage amount, the new payment must not be higher than 20% of an increase of the old loan payment amount and the new mortgage term must be the lesser of 30 years or the outstanding term on the old loan amount plus 12 years.

VA streamline refinance loans have a minimum loan amount of $50,000 and maximum of $417,000.  Veterans may also qualify for refinance with the VA streamline program up to a $1,094,625 cap depending on the location and if the existing mortgage closed between the period of January 1, 2009 and December 31, 2011.

Known also as a second mortgage, a home equity loan basically allows homeowners to get some cash by leveraging on their home equity. By second mortgage this means that you are replacing your existing loan and secure it by the same asset which, in this case, is your home.

Home equity loan refinancing may be considered risky for some. It does take some risk, considering how you are borrowing against your home. However, if you plan it out well and go for the right timing, it may solve a wide range of your financial problems.

Home equity loan and Line of credit

As far as equity loans are concerned, you can choose from getting a second mortgage or a line of credit. The choice will depend on how you plan to use your money and what your goals are. The former offers you a lump sum with fixed interest that you can repay in installments of 10 to 20 years. This can prove excellent for single large expenses such as home renovation. Line of credit, on the other hand, is virtually like a credit card where you are pre-approved of a certain spending limit and you can withdraw cash at anytime and be imposed of the current interest rate.

A home equity loan is undeniably an easy source of cash for homeowners. Interest rates on home equity may not always be as low as that of your first mortgage, but they are usually only half as much as that charged on your credit card or personal loan. Consolidating your debts via home equity will give you some extra savings on hand. You can even collect what you save up monthly to pay part of your principal to lessen your mortgage burden. Equity mortgages are also convenient since you only need to make one payment every month. You save time, and you save yourself the worry of meeting due dates.

Another attractive benefit that you can get out of a home equity loan is based on that fact that this type of loan is tax deductible. Many people go for equity mortgage to pay for major purchases, trips and other consumer goods for its tax deductibility.

Getting a home equity loan should not be taken as an easy way out for those who have fallen into the cycle of spending and borrowing – those that make holes for themselves to go deeper into debt. Though attractive as a concept, an equity mortgage should only be done for the right reasons. Though a home equity tool can equip you of a great tool for financial stability, know that it also carries a lot of risks with it. As in all mortgages with homes as collateral, you may run the risk of losing your greatest asset if you do not manage your debt properly. Take note that some terms require you to pay lump sum or balloon payments towards the end of your mortgage term. Do not fall into the lure of easy money with equity loans, weigh things beforehand and plan accordingly.

So you’ve lived in your home for some time now and have been content mailing off your mortgage payment every month.  Yet when you turn on the nightly news you see that mortgage rates are 1% lower than what you locked into 10 or 15 years ago and realize quickly that you may be paying more money than you have to in interest rates on your mortgage.   For millions of people every year, refinancing is an option they take to give their mortgage a “health check” of sorts and to help them lock in lower rates or take advantage of increased property values to make some improvements to their homes.

Nobody likes to pay more than their neighbor did for something – especially their house!  Refinancing is an activity that is as much a part of the mortgage process nowadays as taking out a mortgage is to buy a new home.   A smart homeowner knows that interest rates will rise and fall and that by keeping track of where they are currently they can save a lot of money over the life of their mortgage note by locking in a lower mortgage rate now, even if it means paying a little money up front.  Refinancing helps millions of homeowners get lower rates on their mortgages by paying off their old mortgage and writing a new one.

Of course, as with any financial transaction, you should carefully review all the costs associated with refinancing and the potential benefits versus the risks.  Typically, if you only have a few years left on your mortgage note then refinancing is not for you – you simply won’t save enough in interest to make up for the fees you have to pay to rewrite your mortgage.  The best time to refinancing, according to some experts, is when at least 40% of your monthly mortgage payment is still going towards interest fees.

If you do decide to refinance it is important to remember all the tricks we’ve talked about before when shopping around for a mortgage.  Get plenty of competitive bids, keep a close eye on the fees, and be sure to read and understand the risks involved.

Another reason that many homeowners refinance their mortgages is to take advantage of increased property values as to “cash out” on some of the equity.  Say you have a child who is ready for college and you need a way to pay for it.  Your home, with cost $100,000 twenty years ago when you took out your 30-year mortgage may now be worth $200,000.  By refinancing you can in essence write yourself a check to pay for home repairs or other needs and get the money easier at a better rate then taking out a 2nd mortgage.

For those who use it wisely, refinancing can be one of the best financial tools you have.  Not only does it hold the potential to help you save thousands of dollars in interest charges by getting you a lower rate, but it also lets you take advantage of increased property values to help pay for other necessary items that come up in life.  Yet another reason why owning a home is truly one of the best financial moves you will ever make.

When you refinance a mortgage, you are converting the mortgage you already have into a new loan. The new loan usually has more favorable terms, such as a lower interest rate, that make refinancing worthwhile. Refinancing can have several important benefits, most of which add up to money saved over the life of the loan.

Refinancing helps you save money

Most people who refinance do so because the new mortgage will save money, usually because refinancing will allow them to lock in a lower interest rate than the one they currently have. Refinancing can help you save a significant amount of money over the life of the loan, even if the interest rate reduction is small. If you have a mortgage of several hundred thousand dollars, even a small interest rate reduction can save you thousands of dollars in interest. In fact, reducing your interest rate by just one point could save you around $5,000 on a fifteen year mortgage.

Refinancing can save you money in other ways, too, even if you are not able to lock in a lower interest rate. If your current mortgage is sub-prime because your credit rating was poor when you took out the loan, for example, refinancing could save a considerable amount of money if you’ve built up a better credit rating.


Refinancing can reduce the term of your mortgage

The potential to save a significant amount of money is the most obvious advantage of refinancing, but there is another important benefit that is often overlooked. This is the ability to refinance to a mortgage with reduced terms. For example, if you are able to refinance from a 30 year to a 20 or even 15 year mortgage, you’ll own your home outright in much less time.

Don’t forget, however, that reducing the terms of your mortgage mean your monthly payments increase. If you’re refinancing for this reason, it is important that you know your finances will remain secure enough that you can continue to meet the higher monthly repayments. The good news is refinancing for this reason is actually another way you can save money on your mortgage. Even though your monthly repayments are higher, reducing the term means you’ll pay significantly less money in interest over the life of the loan.

Refinancing lets you switch mortgage types

One of the main reasons many people refinance is to switch to a different mortgage type, for example from an adjustable rate mortgage to a fixed rate mortgage. Taking out an adjustable rate mortgage is an attractive option, especially for first time home buyers, since securing a low interest rate means lower repayments. However, many homeowners later feel that they would prefer the security of a fixed rate mortgage. Refinancing means that it’s possible to switch from an adjustable to a fixed interest rate, or vice versa, to ensure you have the mortgage that most benefits you. When is a good time to switch? It depends on many things, including your current financial situation, the state of the economy, and how long you plan to live in the home.

Refinancing can free up equity in your home

As you make mortgage payments over the months and years of the loan, you build up equity in your home. Every payment you make means you own a little bit more of the equity, and sometimes, it can be financially beneficial to tap into that equity. If you want to make improvements to increase the value of your home, fund college for your kids, or consolidate debts, for example, equity release can provide the necessary cash.

If you can get a lower interest rate when you are accessing the equity, so much the better – this will help compensate for the fact that removing some of the equity extends the life of the loan.

Time to Refinance?

Most homeowners will refinance a mortgage at least once, and statistics say that the average homeowner refinances their home every four years. That might seem a little high, but given that refinancing has so many benefits, it’s not difficult to see why refinancing is a popular option.

So when is refinancing a good idea? Look to the above list to determine when is the right time to refinance. If you can benefit by lowering your interest rate, reducing the terms of your mortgage, or switching to a more favorable mortgage type, or if you need to access some of the equity you’ve built up in your home, refinancing could be a good option.

These are not the only points to consider, of course, but they are a good starting point to think about if you are wondering whether refinancing will work for you.

These are two of the main elements that will affect the payment amount on a basic level. Other details that a mortgage calculator can access are the affects of certain interest rates on the repayment amount of a home loan. Those individuals that have good credit are more likely to obtain lower interest rates while those that have troubled credit are subjected to higher rates.
